Hiring guide

What each pro does, what MDDA/HRDA needs, and what a good quote includes.

Architect vs contractor vs turnkey

  • Architect

Designs the plan, elevation and structure coordination, prepares MDDA/HRDA drawings and checks the work on site.

Pick when you want a plan that fits your plot, sunlight and budget — and a sanctioned map.

Full architectural design + supervision: typically ₹40–100/sq ft

  • Contractor (thekedar)

Builds from the drawings. Labour-only: you buy material (on Nirmaan) and control quality. With material: one rate per sq ft.

Pick when you already have drawings and can visit the site often.

    Labour-only (civil): typically ₹350–550/sq ft

    Browse Contractors
  • Turnkey builder

One party from design to handover at a fixed price per sq ft. Simplest, but you control less — insist on a written spec and brand list.

Pick when you live away from the site or want one point of contact.

Complete house, standard finish: typically ₹1,900–2,400/sq ft

MDDA / HRDA map approval checklist

Keep these ready before your architect files the map.

  • Sale deed / registry of the plot
  • Khatauni (land record) in the owner's name
  • Site plan and building drawings signed by a registered architect
  • Structural stability certificate (Uttarakhand is seismic zone IV)
  • Soil test report for G+2 and above
  • NOCs where applicable (fire, forest, highway, airport)

Requirements change; your architect confirms the current list with the authority.

What a contractor quote should include

  • Brand list — Cement, TMT steel, tiles, wires, pipes and fittings — by brand and grade.
  • BOQ — Bill of quantities: each item with quantity, rate and amount.
  • Stage payments — Pay per finished stage (foundation, slab, plaster…), never a large advance.
  • Timeline — Start date, stage dates and what happens if work is late.
  • Warranty — In writing — especially for waterproofing and structure.

Questions buyers ask

About verification, the contact fee, refunds and prices.

How does Nirmaan verify professionals?

We check a government ID against a live photo, and the COA certificate (architects) or GST/trade licence (contractors). Verified pros show a badge.

Why do I pay to see a phone number?

A small one-time fee keeps spam away from professionals so they answer genuine buyers. You pay once per pro; the contact stays in “My unlocked contacts”.

What if the number is wrong?

Tap “Wrong or unreachable” on the contact. We check and refund the fee if it's wrong.

Do I need an architect for a small house?

To get an MDDA/HRDA map sanctioned you need drawings signed by a registered architect or empanelled engineer. A good plan also saves 5–10% on material.

Labour-only or with material — which is better?

Labour-only gives you control over material quality (buy it on Nirmaan) but needs your time on site. With-material is simpler; insist on a brand list in the quotation.

Are the prices shown final?

No. Rates and calculator results are typical ranges for Dehradun/Haridwar. Final prices depend on site, design and specification — always get a written quote.
